Understanding Your Monthly Payment
A breakdown of what's actually inside your monthly mortgage payment.
Your monthly payment is more than principal and interest. Knowing what is inside it helps you budget accurately.
The common components
Most mortgage payments include several parts, sometimes summarized as PITI plus other costs.
- Principal: the amount that pays down your loan balance
- Interest: the cost of borrowing
- Taxes: property taxes, often collected in an escrow account
- Insurance: homeowners insurance, and mortgage insurance on some loans
- HOA dues: if your community has them (paid separately or alongside)
Escrow accounts
Many lenders collect taxes and insurance monthly and pay them on your behalf through an escrow account, so the amounts are spread across the year rather than due in large lump sums.
